Our free foreclosure prevention counseling program helps DuPage County homeowners in financial crisis develop realistic solutions to prevent foreclosure. While DHOC does not provide financial assistance, our counselors can help with the following:
- Assess your situation and provide realistic solutions and objective guidance.
- Intervene on your behalf with your mortgage lender to develop a workout plan, if appropriate.
- Help you access other community services that can save you money.
- Provide guidance in developing a realistic budget to move you and your family through the financial crisis.
All counseling is done by appointment only, and can be scheduled by calling 630/260-2500.

What To Bring To Your Counseling Appointment
Upon scheduling an appointment, you will receive a packet in the mail that includes a few forms and a list of items to bring. In order for counseling to be as effective as possible, please come to your session prepared and bring the following items.
Essential Documents: We MUST be able to review these items in order to effectively serve you.
- Copies of any letters or other communications you have received from your lender, the Courts and/or HUD.
- A completed “Financial Worksheet” (this form will be included in the packet mailed to you).
- Your mortgage coupon book or payment notices.
- Most recent pay stubs.
- For self-employed borrowers, year-to-date profit and loss statements and most recent tax returns.
Other Documentation: It would be helpful to review the below documents to better serve you.
- U.S. and Illinois tax returns and W-2’s for past two years.
- Current balances for bank statements or brokerage accounts.
- Most recent statements for all credit cards and other loans. For installment loans (such as auto or student loans), we will need to know the monthly payment and the number of months left until the debt is fully paid.
- Information on major medical bills or other expense that caused or contributed to your default situation.
- Bankruptcy Discharge of Debtor notice, if applicable.
- Documents from your original loan (e.g., from when you bought your home).
- If property is for sale, bring these items:
- Copies of any listing agreements or a summary of marketing efforts on the property.
- Broker’s price opinion from listing agent, if available, or from real estate agent other than the listing agent.
- Copy of sales contract (if you have received and accepted an offer on the property) with an estimate of your anticipated closing costs.
